A typical timeline includes:
Design Phase: 1–3 months
Build Phase: 6–9 monthsThe exact schedule depends on your floor plan, design complexity, permitting, site conditions, weather, material availability, and overall project scope.
We believe in realistic scheduling, organized systems, and clear communication. In typical conditions, a 6–9 month construction schedule is what we plan around, and if a build timeline is significantly longer, it is worth asking the builder how their process, trade scheduling, and project management systems are structured.
Our priority is not to rush your home. It is to build it well, communicate clearly, and keep the process moving with intention.

Design Deposit:
A non-refundable $15,000 Design Deposit is collected before design work begins. This deposit covers drafting work, plan finalization, allowance development, proposal preparation, and documentation of custom requests.Lot Deposit, if applicable:
For Havyn Homes communities, a non-refundable lot deposit equal to 10% of the lot purchase price reserves your selected homesite and removes it from active availability while you move through the design and proposal process.Earnest Money:
Once the contract is executed, 5% earnest money is placed into escrow before the project moves forward. -
After the design deposit is received, our team begins the pre-design and proposal development process.
This may include:
Finalizing your floor plan
Coordinating drafting revisions
Establishing preliminary and final allowances
Documenting custom requests
Preparing specifications for accurate pricing
Creating a complete proposal for review
No design work begins without the design deposit, which helps ensure the process starts with clear commitment, organization, and direction.

The 2-10 Warranty is provided through a third-party warranty company and offers additional coverage for major systems and structural components. This gives homeowners added peace of mind beyond the first year after move-in.
